Before starting the search for your next rental unit, you should analyze how much space you are going to need and how much you can comfortably afford to pay each month.

The following is a list of documents you should be prepared to submit along with your rental application.

  1. • Credit Report
  2. • W-2 and current pay stubs
  3. • Letter of reference from your current and previous landlord
  4. • Verification of your salary and employment history
  5. • A copy of your Driver’s License
  6. • A copy of your social security card
  7. • Proof of sufficient funds for the first month’s rent, fees and security deposit

You will need to gather all the above mentioned documentation prior to meeting with your rental agent to complete your application and show proof of funds for the deposits and fees required.

As a new tenant you are going to be required to provide the Landlord with whatever security deposit that is required by that particular landlord which can be the equivalent of one or two times the current monthly rent for the unit. You are also responsible to pay the fee for your rental agent, which is typically equal to one month’s rent of the current listing.

We recommend that before any rental begins that you have house rules in place so there are no misunderstandings down the road.  At a minimum they should address such things as what day of the month rent is due as well as any late fees that will be incurred past the established grace period.  You should also have a list of things that will be allowed in the unit such as size and number of pets, smoking, a limit on the number of people allowed to occupy the unit, and any appliances that are not included such as washer/dryer, space heaters and air conditioners.

You also need to know how long of a lease you are willing to offer and how much of a security deposit will be required.  If there are any other fees or additional deposits, such as if you choose to allow pets, the rules should spell those out as well.  And now that you’ve found a good tenant, now is the time to discuss what percentage rate the renewal would be when the initial lease expires.
